Pre-Development & Project Overview

Throughout the Pre-Development and Due Diligence stage, we look at assembling all the background data, servicing issues, opportunities and constraints mapping, land uses, vision and preliminary cost analysis before developing a proof of concept. New Urban Design Group manages the professional activities and consultant groups that may be necessary to make informed decisions before land development.

New Urban Design Group typically manages and leads the following professional activities to ensure the Vision is maintained from concept to completion.

Pre-Development Services Include:

1. Assembling a Professional Consultant/Development Team

Depending on the location and size of the project, NUDG will manage and undertake select activities in house where possible to save time and money. However, we are connected with consultants that work on a global basis and can assist you where necessary to assemble the right team.

2. Review all Background Documentation and site Information

During this stage we look at everything that could positively or adversely affect future development.

3. Planning Vision Feasibility Overview

We look at desired product categories and typologies and densities to give the project a very preliminary feasibility overview.

4. Pre-Sales Analysis & Market Research

This is a very high level overview of the current market and where the opportunities could conceptually be for the development. A more detailed market research study will be completed in Stage 2.

Project Feasibility Study

Project viability is an assembly of all relevant development information and the management of any background information that may apply to the project.

This background information can include a detailed overview of the site, adjacencies, market research, evaluation of the desired end product, and the ability to comprehensively assemble all the elements into a viable master plan and development program.

Project Feasibility Components

1. Capital Overview

This is a very conceptual first stage look at the project and what the potential capital expenditures will be.

2. Background Data Assembly

We assemble all the necessary background data such as Topographic, Legal Survey, and Environmental considerations into a master base plan used as the underlay for the masterplan.

3. Develop Project Vision

We look at the key goals for the project, and whether or not the preferred product type makes sense within the project parameters, including approval viability, timelines, servicing and construction constraints, etc. Additionally, we assess the marketability of the desired product and whether it is something that the investor groups will buy into. This stage may also include a preliminary meeting with the local approving authority to discuss the project vision.

4. Market Research

Depending on project size and scope, we may work with a variety of Market Research firms to confidently assess the viability of the vision and provide further insight into latent market opportunities.

5. Schematic Master Plan (SMP)

Preliminary Land Development Concept based on the established Vision. This is a scaled drawing that is completed by hand prior to final development of the plan in cadd format.

6. Project Feasibility Report & Development Brief

This brief determines in writing the vision for the project and is an essential tool in assembling preliminary investors, JV partners, tenants and local approving authorities.

Master Planning & Approval Facilitation

The Master Planning stage is a crucial part of the development process as it fully embodies the Vision, Goals and Objectives of the development within a comprehensively designed master plan.

Unlike other management firms, our strong background in Sustainable Urban Design, Urban Planning and Approval Facilitation ensures that when we design a Master Development Plan, it meets both the intent of the development team as well as the regulatory and policy framework. Typically we often include "Smart Growth" and sustainable development initiatives even where they may not be required.

The Master Planning Process

1. 3D Topographic Mapping

We believe in sustainable development principles and make every effort to utilize existing topography where possible, which often results in a development with more character and charm.

2. Schematic Master Planning

We are strong believers in collaboration! We know that better communication between all stakeholders, approving authorities and consultant groups ultimately ensures a higher degree of buy-in. The final designs are vetted through in-depth design studies, 3D visualization and coordinated between all consultant groups.

3. Preliminary Approval Meetings

Once the Schematic Design Document is completed, we typically meet with the local approving authority to gain valuable feedback and assess the plan before completing the final plan.

4. Master Plan Document Assembly

The final plan and associated policy documents are assembled and submitted to the approving authority.

5. Approval Facilitation

Ongoing approval facilitation by New Urban Design Group to local councils alongside the local development team throughout the approval process is necessary to ensure buy-in and ultimately achieve timely approvals.

Architectural Design

As the third dimension for each development project, architecture and design aesthetics play an important role in conveying building style, typology, architectural themes and promoting an aesthetically pleasing public environment through their design language.

We believe buildings have a hierarchy and if placed together, are compatible in size, architectural language and siting. As such, we take great care in assembling the right designers for each development and/or building project.

The building design process typically follows the following process, with some of the work also being completed in-house:

1. Initial Design Concepts for various typologies

This stage may include additional design architects where necessary. We work with a variety of very talented design architects around the world.

2. Schematic Architectural Design (Charrette/Workshop)

Depending on project scope and scale..we can assemble an architectural design team, including an interior designer and a local production architect. To maintain efficiencies we typically conduct this portion of hte work program in a Workshop model where all the selected Design Architects are gathered to explore Architectural themes and elevation details.

3. Design Development

We work with the development and architectural design team to finalize the design. This stage is a combination of remote work and Workshops.

4. Final Construction Documentation coordination

Manage the local production Architect to complete the Final Construction Documentation.

5. 3D Visualization

This visualization includes both the urban plan as well as the 3D building design.

6. Interior Unit Configurations Options

Interiors are design as per the various unit types including commercial where applicable.

7. Development Permit Coordination with Local Architect

Coordinate permit applications with the Local Architect on a specific phase by phase basis.

8. Building permit submission coordination with Local Architect

Manage and oversee the building permit submission as per the development and building schedule.

Marketing & Sales

The Marketing package illustrates the Vision, Goals and Objectives of the development within a comprehensively designed marketing package. The value of brand marketing can never be underestimated, and we spend a great deal of effort to ensure continuity between the marketing program and the vision/theme for the development.

This work includes coordinating branding, website design, graphic display standards, print advertising, sales centre design and professional renderings.

Marketing Package Components

1. Investor Presentation Packages

We assemble all the relevant data necessary for investors to make informed decisions about the project.

2. Marketing Agency Hire

We vet and choose the marketing agency to develop the brand and marketing program.

3. Branding, Website Design & Ad Campaigns

Everything from the colour palette to the logo is closely reviewed to ensure consistency throughout the marketing program.

4. Sales Centre Design

Depending on project size and scope, we may work with a variety of Market Research firms to confidently assess the viability of the vision and provide further insight into latent market opportunities.

6. Hiring Key Sales Staff/Agencies

We ensure the sales staff and/or agencies are fully briefed on every nuance and details found in the plan to ensure everyone is selling the same value proposition throughout the sales cycle.

Construction Management (Local projects only)

The land development, construction and build are coordinated with the development team through New Urban Design Group from securing development and building permits, through to the procurement, tender and construction on behalf of the Client/Development.

New Urban Design Group typically manages the following with the associated Development Team:

1. Quantities Survey / Cost Overview

This is typically coordinated with the cost manager.

2. Tendering

We vet and choose the marketing agency to develop the brand and marketing program.

3. Procurement

We work with the lead contractor to ensure the procurement process is cost effective and timely while ensuring the vision and quality is not compromised.

4. Project Construction Management

NUDG will work with the Project Manager/Contractor to build the development according to contract terms.

5. Timeline & Budget Management

NUDG will work with the Contractor to ensure that budgets, payment releases, timelines and completion certificates are completed.

6. Quality Control

We maintain constant oversight to ensure the quality of work and construction is never compromised.

7. Budget & Work Variations

Oversee budget changes, and work orders with the lead contractor to ensure ongoing cost control and efficiencies.
